Land Subdivision Process
The land subdivision process necessitates a lot of fact-finding where zoning, overlays, lot sizes and neighbourhood plans are concerned. Development applications must be submitted to the council and approved before projects can move forward, however, there are some instances where this is not required.
Civil Perspective is determined to establish itself within the Engineering and Development sectors as a leading engineering firm, with strong business ethics and values, innovative and constructible engineering designs, a reputation of excellent service, and reducing approval times by ensuring what we do will be approved on time. This will result in less financial burden on the client if the job is executed correctly in the first instance. Read More
For example, if you are simply reworking the format plans of a building, merging existing lots, widening the road, if it is required by state legislation, then an application approval is not required and just requires title registration with the Queensland Government.
However, for those who must move forward with a development application in Queensland. At Civil Perspective we are civil engineers with 30 years’ combined experience in the field of engineering and as such know all the ins and outs where applications are required.
How long will the land subdivision process take?
Having a professional looking after the land subdivision process is a much more efficient solution for those who believe in making the best use of their time and money because the subdivision process in Queensland usually involves three main stages.
1) You will need to acquire town-planning approval, which is attained by submitting a development application to the council. It can take months for approval.
2) Compliance with existing services and all conditions of the approval must be met. This can involve the connection of all lots to existing stormwater, sewer and water services, site clearing and completion of civil works construction.
3) Plan sealing and survey plan registration is the final stage and the point at which the council confirms that all conditions of the approval have been met. Following this, the survey plan must be submitted to the Queensland Government for registration. Once this happens, new titles are issued.
This entire process can take up to a year to complete, however, at Civil Perspective our clients have benefitted from our extensive knowledge in this area and as such we endeavour to see their projects through the entire process in record time.
